Gas Grills - Too Close To Combustible Materials


A very common problem found during a home inspection is the installation of built-in gas barbecue grills too close to combustible material.   As with this grill found recently during an inspection on a central Phoenix home, the plywood sheathing installed to support the tile countertop extends to within one (1) inch of the sides and back of the grill.  The installation instructions, actually found inside the grill during the inspection, specifies that at least eighteen (18) inches of clearance is required to combustible materials.  Fortunately for this home seller, the grill was recently installed and has not yet been used.  Unfortunately, the tile countertop needs to be removed so that the plywood sheathing can be replaced with a non-combustible material.
